DirtDoctor (noun)

/ˈdərt ˌdäk-tər/

A seasoned professional in retail real estate development who diagnoses, strategizes, and cultivates high-value opportunities from the ground up. Known for their deep market insight, deal-making acumen, and ability to turn raw land into thriving retail environments. Equal parts visionary and tactician, a DirtDoctor doesn’t just move dirt—they move markets.

Today, a DirtDoctor represents decades of deal-making experience, drawn from top-tier REIT's, development firms and entrepreneurial ventures alike. Title is irrelevant—Leasing Rep, VP, or Founder—when you're in the room, you're in the conversation. This blend of institutional knowledge and fresh perspective allows our group to navigate the evolving retail landscape with agility and insight.

Membership is by invitation only and maintained through active participation—each company must attend at least one of the last three meetings to remain in good standing.

What began in 1988 as an informal meeting of a few mall-based developers coined "DirtDoctors" has evolved today into the DirtDoctors: Retail Developer's Forum. We specialize in cultivating relationships, opportunities and information vital to shopping center leasing and development.  We are more than 100 members strong with experience in every facet of shopping center and peripheral land – from big box, to streets, lifestyle and luxury retail centers throughout the country.

As the peripheral land industry has evolved, so has the mix of our members. DirtDoctors encompass decades of deal-making experience culled from working within national “powerhouse” retail development companies.  We also value the fresh vision and practices contributed by our entrepreneurial members. Access to this unique blend of collective wisdom enables Retail Developer's Forum to more effectively tackle the day-to-day obstacles and issues that routinely arise in shopping center and peripheral land deals.
